Barrier EIFS Inspections

What is a Barrier EIFS?

EIFS stands for External Insulation and Finish System. It is a non-load bearing building cladding that prevents moisture from penetrating. Barrier EIFS is a system that relies on the base coat portion of the exterior wall as the primary defense against water penetration.

Homes are structurally complex. Built on a foundation with the goal of providing a person, or family, a place to live. Each component is planned with a specific purpose to create a comfortable place to live. And all together, create that personal space we grow to love.

Regardless of its size and shape, all homes have systems that protect them from intruding moisture. There are a variety of systems that accomplish this, one of them being EIFS.

Cliff Kapson Consulting offers inspections and evaluations of both residential and commercial claddings.

Inspections of barrier EIFS can be critical of preventing or detecting otherwise invisible damage. Which can cause costly repairs and structural damage. This can be decision breaking information with a new purchase. For a home that you already own, it is important to find the issues and address them as soon as possible.

Whatever your needs are, our team is ready to provide a complete overview of the health and status of your exterior cladding. Helping maintain a dry, healthy space for you and your family.

Professional Barrier EIFS Evaluations

Barrier EIFSThere are two types of Exterior Insulation and Finish Systems which include Barrier and Water-Managed. Prior to the year 2000, Barrier EIFS applications were in use, and water managed EIFS was introduced around 1996.

Through established knowledge and years of experience, we provide inspection services for both types of EIFS. Our capabilities employ various standards and protocols developed by industry experts. Which are coupled with specialized equipment that can provide accurate moisture readings.

Consumers must be careful not to believe inspectors who advise they can accurately perform an EIFS inspection without some sort of invasive testing. Properly determining if there is moisture intrusion with a visual inspection alone is impossible.

Testing for moisture requires different degrees of inspection. While a visual inspection does not go amiss, more in-depth testing is required. This can include the usage of a Tramex Wet Wall Detector. Which can detect moisture through electrical impedance technology.

But even this meter alone is not 100% accurate. So, to get complete results, one should use an impedance meter coupled with an electrode or pin-type probe meter.

When the weather prevents external testing, infrared scanning or thermography can inspect the exterior walls from the inside.
